  We were tenants of the Hoffmann’s at 4403 Gentle Knoll Drive North in Jacksonville for a year and one half starting in July 2016. For the first year we signed a lease and they told us that they had very high standards for pool care and landscaping, so we paid Hoffmans to have their contractors do the work. We never paid late on rent and were always courteous & on time.
  
  We had continual problems with the pool. The pool service did not come, there was black algae growing & the pool service had to continuously shock the pool. The pool coating was coming off on multiple places giving the pools dirty look. The pool service was switched but the low level of service remained. Four mallard ducks made nests in the yard and swam in the pool, making it unswimmable.
  
  Regarding the landscaping, the landscapers frequently missed mowing & never remulched. During the hurricanes, the landscaper was never around and we had to take care of tree clean up twice.
  
  We went ins month to month lease after the first lease year, and the Hoffmans informed us that they wanted us out before Christmas/end of the year to take advantage of the lower taxes at the address. They said we could break the lease is they were our brokers.
  
  We found a house near by and closing went well on Nov 16, 2017. We we surprised to not receive any kind of thank you note for our payment of commission to them for services. Did not seem very professional. All other brokers we have ever worked with at least sent a thank you card, if not a house warming gift.
  
  We were more surprised two weeks after closing to receive a letter making claims for $990 against our $2,350 security deposit. These claims were not substantiated by the lease language nor any estimates for costs or invoices. We responded within the 15 day time period to protest via certified mail and have not heard any response from the Hoffmans.
  
  They make claims for house cleaning without providing scope of work which would explain estimates (we did have to rugs and tile floors steamed/cleaned and have photos to show it’s clean condition); pressure (?)-this is not in lease, and again has no scope of work or estimate; remulching, which should have been covered in our monthly landscape fee payments to the Hoffmans; and finally a claim to repair the fountain pump, which we never used. This was a pump for a fountain that the Hoffmans installed by themselves. It did not work and they came over several times to repair. Maintenance of this pump was not included in the lease language.
  
  After reaching out twice, two weeks after sending our response letter, we have heard nothing from the Hoffmans.
  
  We think that since they moved back into their old house at Gentle Knoll, they are using our money to make upgrades that Patty Hoffman wants to make.
  
  We were not only their tenants but their clients who paid them a large commission. They are scoundrels and very dishonest. I would avoid them at all costs.
